It was so nice meeting with you today! I’ve compiled the below notes to give you a punch list ahead of getting your home on the market. You already have such wonderful décor that I truly think you’re in a great position to just make a few simple tweaks and be ready for showings.

Overall
De-clutter and pre-pack as much as possible
Remove all evidence of pets including dog bowls, leashes, etc.
De-personalize any areas as much as possible, including removing the family photos we discussed
For bathrooms - we recommend having them be completely empty, with white towels and shower curtains where applicable. The primary bathroom will be noted separately.
Nightstands should be completely cleared excluding lamps
Closets in the bedrooms should be reduced by at least 50% to show the scale of the space
Office
Remove all furniture excluding the desk and office chair
Leave plant and décor on the desk
Entry
Leave bench where it is
Remove seasonal décor and family photo from console table
Remove gallery wall from hallway wall near bathroom/kids rooms
For photos - remove floor mat near front door
Remove gallery wall from stairway
Kids Room #1 - Grey Room
Remove pink curtains and replace with white sheer curtains
Remove pink bedding and replace with white bedding
Remove toy basket near accent chair
Simplify decor on shelves and dresser
Pre-pack as much as possible
Remove anything with personal info
Remove any family photos
Kids Room #2 - Blue Bedroom
Simplify décor on the dresser, shelf, and desk
Replace or paint fan blades
Remove small table from the foot of the furthest bed
Remove broncos wall décor
Dining Room
If possible, remove upright cabinet
Main Floor Living Room
Remove seasonal décor from the coffee table
Simplify shelf décor and remove any personal items
Gold gallery wall can remain as-is
Kitchen
Remove Kitchen-Aid, utensil holder, and knife set
Simplify glassware in the cabinet with glass doors
Remove everything from the exterior of the refrigerator
Remove pet items from the dining space
Remove bench from the dining table and replace it with the two end chairs
Back Patio
If possible, remove snow for photos
Primary Bedroom
Remove grey curtains and replace with white sheer curtains
Remove bedding and replace with neutral bedding
Remove dresser
Take extra throw blankets out of basket near the fireplace and leave the cream throw
Remove family photos from the photos in the hall area and entry area of the room
Remove personal items from the mantle
Primary Bathroom
Move large vase with yellow branches to the vanity area
Remove all personal items and toiletries
Leave faux plants in the primary shower area
Remove hanger from the back of the primary closet door
If possible, touch up the paint on the door area from the primary closet hanger
Main Basement Area
Remove side table from sofa area
Remove gaming items/tuck cords on media console
Remove bonus seating area from in-between sofa area and game-table area
Move game table more towards center of room and closer to living area
Remove wine racks from the wall
Remove extra liquor and decor we discussed
Remove kids toys
Leave behind the shelving unit with cubbies
Leave play table
Basement Bedroom #1 (near gym)
Move bed to the wall perpendicular to where it is now
Pair rug with the bed
Remove all other furniture
Gym
Move treadmill and elliptical more towards the center of the room facing the TV
If possible put a planter in a far corner
Remove weight stand
Remove Peloton shoes and any other personal items
Pair rug with the bed
Remove all other furniture
Craft Area
Leave the following items:
Craft table
Ribbon station (simplify with neutral ribbons)
Baskets on shelf
Basement Bedroom #2 (near craft room)
Remove small dresser
Simplify the décor we discussed
Add white bedding
Sauna Room
Add white towels and a small planter if possible
Garage/Basement Storage Rooms
Pre-pack as much as possible so your items are mostly in boxes
If you do end up storing items in the garage we recommend storing it near the main garage door so that buyers can get a feel for all of the storage available to them near the front of the room.
