Overall


  • Pre-pack as many personal items as possible

  • De-personalize any areas as much as possible, including removing personal photos and word art

  • For bathrooms - we recommend having them be completely empty, with minimal décor and personal items like trash cans, rugs, etc. tucked away.

  • Remove all signs of pets throughout the home (beds, litter box, bowls, etc.)


Living Room

  • Keep already implemented changes (removing accent chair, moving poufs from the den to the right side of fireplace, removing teal pillows)

Dining Room

  • Remove the cat condo for pictures and showings

Kitchen

  • Place bowl on island (everything else comes off, including dish soap/cleaning items)

  • Place the items we discussed on the counters with the goal being to have some items on display but mostly cleared off

  • Tidy up the pantry a bit

Den

  • Position this as an office space (keeping the edits we already implemented - desk/chair in the center of the room with minimal decor placed on the desk)

  • Remove items from the floor that we discussed

    Mud + Laundry Area


  • Do your best to remove all evidence of the cats (consider placing the litter box in the garage for showings)

  • Clear off everything but the computer and decorative items from the desk area

  • Place the drying racks in the closet

  • If possible, remove the metal storage shelves

  • Pre-pack or tuck away anything else that’s not decorative in nature

  • Remove the word art from the wall

  • Leave either nothing or 1-2 items on the hooks by the garage door

  • Leave either nothing or 1-2 pairs of shoes on the shoe rack by the garage door

    Primary Bedroom + Bathroom

  • As discussed, if at all possible, remove the dresser (the one you see right away when you enter the room

  • Make sure the makeup desk is tidied up

  • Remove blue blanket from the end of the bed

  • Remove everything from the nightstand except for the candle

  • Remove all toiletries from the counter in the bathroom

  • Remove rug from the closet

  • Pre-pack some items from the closet and make sure the remaining items are organized

    Secondary Bedroom

  • Remove additional bedding

  • Keep already implemented edits (moving nightstand and taller dresser, desk chair update)

    Office

  • Clear everything off the desk except for the computer

  • Remove rocking chair

  • If possible, fix door issue

  • Tuck trash can away in the closet

  • Remove side table from behind the desk

    Upstairs Hallway + Bathroom

  • Remove runner

  • Pull down a few of the small framed pieces and leave only the vase on the credenza

  • Remove towel ladder from the bathroom

  • Remove all toiletries

  • Leave only the items we discussed on the table near the door

  • Remove floor mats
