It was so nice meeting with you and your clients at Floyd Drive! We’ve compiled the below notes to give you a punch list for prepping the home for listing. Feel free to reach out with any questions as you’re working through everything with them.

Overall


  • De-clutter and pre-pack as many personal items as possible

  • De-personalize any areas as much as possible, including removing family photos, children’s art, and personalized décor

  • For bathrooms - we recommend having them be completely empty, with minimal décor and personal items like trash cans, rugs, etc. tucked away

  • Remove all signs of pets throughout the home (beds, leashes, bowls, etc.)

  • This home has an incredible amount of architectural interest so we are recommending a minimalist look in terms of decor in order to really let the lines of the spaces be the focal points


Entry + Living

  • Remove current entry rug and replace with rug from kitchen for showings (consider no rug for photos though)

  • Move sofa forward 4-5 inches so it it further on rug

  • Remove small wooden accent chair and repurpose it in second living space in the office

  • For the reading space:

    • Reduce contents of shelves by about 20%

    • Make sure to de-personalize by removing family photos etc.

Dining

  • Remove white dining chairs and replace with dining chairs from the garage

  • Completely clear dining table

  • We would recommend placing some barware for the built in bar area in the dining space (a few well placed pieces should go a long way)

Kitchen

  • Completely clear kitchen surfaces

  • We would recommend a large bowl full of red apples in this space for a touch of color and interest

Kid’s Bedroom

  • Shift bed about a foot closer towards the door

  • Move dresser to other side of bed

  • Remove desk and chair

  • Take down children’s art/decor

    Laundry


  • Completely clear all surfaces

  • A neutral pillow or something to hang on the coat rack would look great for photos

  • A small plant could be placed on the counter to serve as a focal point for the farthest point in the room

    Office/Second Living Space

  • If possible, we would recommend removing the desk and Peloton and shifting the living area back a little so it is anchored in the room

  • We would recommend a rug and bringing in a large plant from one of the other rooms

  • Highlight the built-in bar area with some bar decor

    Primary Bedroom

  • Completely clear nightstands

  • The addition of a rug in here would go a long way

  • Remove dog beds

  • Re-position chaise lounge so it has slightly more angle to it and is a little deeper in the corner

  • Remove art above nightstand near the windows

  • Remove the top window covers for the photos

    Rug Options

  • Below are a few tug options for the bedroom and additional living space. 9x12 would probably be the ideal size for both spaces but you could go slightly larger if you wanted to in the bedroom. We included options from Lulu & Georgia because we love the quality and their ship times are usually pretty good.
