It was so nice meeting with you today! Below are the notes from our consultation so you have everything in one place and can use this as your checklist. Feel free to reach out with any questions as you’re getting it all ready.

Overall

  • Remove wall décor with any phrases or religious references

  • We always recommend a professional pre-listing cleaning service as well as having the carpeted areas professionally cleaned

  • Remove any bath mats, entryway mats or anything covering the floors

  • Make sure to open curtains and let in as much natural light as possible

  • Pre-pack as much as possible from all storage areas, closets and common areas, with anything remaining being neat/tidy/organized

  • Pre-pack as many toys, personal items, and signs of pets as you can

Entry

  • Remove small square table and other miscellaneous items from this area

  • Possibly bring the small white cabinet from upstairs down to this area and place beneath the wreath. This can be used as a place for business cards/sanitizer for showings.

Formal Living Room

  • Remove coffee table

  • Bring in white shelving unit with wicker baskets along the bare wall area

  • Place a potted plant on top of white shelving unit

  • Remove kids toys/other miscellaneous items from this room

Dining Room

  • If possible remove everything but the dining table and center dining table under light fixture

  • Place small potted plant in center of table

Kitchen

  • If possible, completely clear countertops

  • Stash trashcan in garage to clear the walkway

  • Center dinette under light fixture and place four chairs around it. If you’re concerned about not having four matching chairs, two chairs would be totally fine.

  • Try to pre-pack as much from cabinets, wet bar, etc. as possible so buyers feel comfortable opening things up and looking around.

  • Remove any personal art/family items

Informal Living Area

  • Pre-pack kids toys/personal items

  • Pre-pack dog items into a tote for photos and showings

  • Move white shelving unit to front sitting room

Bathrooms

  • Clear all personal items, even including the toiletries in the shower

  • We would recommend adding some white towels/white shower curtains

  • Try to make the bathrooms look as vacant and clean as possible - this is a high impact area for buyers

Nursery

  • Move toy bin into closet

  • Move crib to center of open wall to the right of the recliner

  • Move recliner to corner where the crib was

  • Center rug in room

Kids Bedroom

  • Move desk to office area

  • Pack toys/hamper/personal items into storage or closet area

  • Make sure anything with children’s names is stashed away

  • If possible, remove white shelving unit

Office

  • Place desk and chair from children’s room in center of room facing towards the doorway

  • Place lamp on desk

  • Leave black filing cabinet, remove everything else

  • Pre-pack as much of closet into boxes as possible

Primary Bedroom

  • Pre-pack as many personal items as possible (even in the closet)

  • Remove tall mirror from window area

  • Remove tall vertical wardrobe if possible (near the windows)

Basement

  • Pack up toy room

  • Move pool table into the room we discussed (if you move the pool table make sure to take down mounted wall rack)

    • If you don’t move the pool table then maybe rotate it 90 degrees and center in open area where couches are. Then remove the two couches. This may be the simpler option.

  • Place two sofas facing each other in their current positions

  • Move rug to open area between the two couches

  • Tidy/stage all workout equipment in workout room

  • If possible, bring desk from bedroom into extra basement room and position as a second work space
