Jackie + Nate,

It was so nice meeting you! I’ve compiled the below notes to give you a punch list ahead of getting your home on the market. It’s such a great home and I think these small tweaks will really help showcase the best parts.

Overall

  • De-clutter deep clean as much as possible

  • Thin out some of the plants

  • Remove all evidence of pets including dog bowls, leashes, etc.

  • De-personalize by removing personal photos

Office / Dining Space

  • If possible, I think it would be really helpful for the photos to show a dining space.

  • Disperse some of the plants from the plant corner throughout the house

  • Move the trunk to the living room (will serve as a coffee table)

  • If the desk remains, swap the chair for the smaller one you mentioned and clear off as many of the items on the desk as possible

  • Remove the wall decor from above the desk

Kitchen

  • Remove everything from counters with the exception of the Kitchen Aid mixer (move to the corner on the other counter) and a few of the cooking books (right next to the fridge); You can do a few small plants on the counters as well

  • Leave the island open

  • Clear everything off the top of the fridge (or get aesthetically pleasing containers)

  • Remove everything from the front/side of the fridge

  • Clean out and organize as much as possible in the cabinets - people will open them!

  • Remove the plants from above the cabinets

  • Touch up the paint on the door

  • Remove the cabinet (next to the bathroom door)

Living Room

  • Paint the blue to match the white/neutral color of the other walls

  • Remove the smaller rug

  • Replace the current coffee table with the trunk from the kitchen

  • Remove the cabinet that’s right next to the office door

  • Remove everything but 2-3 items on the side table next to the sofa

  • Remove all the blankets and pillows with the exception of 2 (to be placed on the right side)

  • Remove all but 1-2 plants from the window sill

  • Move the record player so you can center the entertainment center and TV on that wall

  • Remove the side table that’s next to the chair

  • I know the records need special care, but if you’re able to figure out an appropriate storage solution for them, I would recommend removing that bookshelf

  • Remove bar

  • Pull down all the wall decor and hang 2-3 items on the wall with the banjo and 2-3 items above the TV

  • Repair the mailbox slot as planned

  • Pre-pack as much as possible from the front closet

Bedroom

  • Remove floating shelves and replace with a small collage (2-3 pieces) of art

  • Add white duvet you referenced

  • Pre-pack as much as possible from the closet

  • Remove floating shelves over by the pet cage and remove the wall decor from the wall - I think hanging the mirror on the wall will help make the room feel larger

  • Remove the fan

Closet / Office

  • Remove the hanging racks and repair walls as necessary

  • Move the desk to where the dresser is currently (the dresser should fit well where the hanging racks were previously

  • Remove rug

  • Clear off as much as possible from the desk

  • Remove all the plants from the window sill

  • Re-hang the butterfly art once the desk is moved

  • Remove door hanger/items as well

Bathroom

  • Replace shower curtain with an all white one

  • Buy new, white towels

  • Remove floor mats/rugs

  • Clear toiletries from the shelving unit above the toilet and replace with a few decor items (i.e. plants, books, etc.)

  • Remove everything from the bathroom sink

  • Clear off shelves above the washer/dryer and leave only a few items (i.e. a trio of paper towel rolls, cute baskets, etc.

  • Remove storage units from behind the door
