Hi Jessica,

It was so nice meeting you yesterday! I’ve compiled the below notes to give you a punch list ahead of getting your home on the market. It’s such a great home and I think these small tweaks will really help showcase the best parts.

Overall

  • De-clutter as much as possible

  • Remove all evidence of pets including dog bowls, leashes, etc.

  • De-personalize by removing family photos (the few we chatted about are totally fine to leave)

Entry

  • Pull up the rug for photos and showings

  • Declutter this area as much as possible

  • Pre-pack as much as you can from the closet and make sure remaining items are organized — consider displaying some outdoor gear

  • Remove family photos from magnet board

  • Remove wall decor from this area

Dining Room

  • Remove rug

  • Switch orientation of the dining table

  • Remove all books from the ledge, leaving only the plants

  • Replace light fixture — below are a few options to consider

  • Replace broken curtain rod — I think this modern black option will tie in well with the kitchen

  • Remove dog bed

Kitchen

  • Tuck away any of the pots/pans that aren’t aesthetically pleasing — love the idea of showcasing the fun pops of color with your Le Creuset pieces though

  • Remove everything from counters with the exception of the Kitchen Aid mixer and the little display of cooking items that was to the left of the oven

  • Make sure to do a deep clean in here including the appliances

  • Remove the wooden shelving unit

  • Remove the rug and replace with one of the 3x5 rugs we discussed (switch the orientation though)

  • Remove the glass art that’s hanging in the window

Living Room

  • Leave the overall layout the same, but center the desk on the back of the sofa — leaving the desk will show the ability to have multiple zones in a small space

  • Remove the rug from under the desk

  • Remove the computer/monitors leaving only. a few decorative items (plants, candles, books)

  • Make sure the sofa looks tidy

  • Add one of the 3x5 rugs we discussed in front of the sofa

  • Clear off the speakers leaving only 1-2 items of decor

  • If your Christmas tree is still in the home during photos, move it out of the way for the living room shots

  • Remove the wedding photo canvas

Bedroom

  • Remove accent chair

  • Consider getting a nightstand — below are a couple options:

  • Remove wall decor with the exception of the shelves above the bed. Leave two stacks of books on the bottom shelf and the large frame and candle on the top shelf

  • Center the chest at the end of the bed and remove the padding from below

  • Pre-pack and organize the closet

  • Remove everything from the window ledge

Kid Bedroom

  • Move the bookshelf so it’s at the foot of the bed to open up the walkway a bit more

  • De-clutter/organize, leaving the aesthetically pleasing items (ie. baskets)

  • Remove items from the door

  • Clear off the top of the shelves in the closet

  • Consider getting some organization baskets such as these for the top shelf

Bathroom

  • Remove everything from the counters and all toiletries from the shower

  • Remove rugs

  • Replace shower curtain and towels with fresh, new white ones (see below):

Miscellaneous

  • Do a little cleanup on the patio to make sure it looks tidy

  • Do one pass at cleaning up the garage — it’s already in great shape though
