Overall

• Remove family photos or any personal items from the common areas

• We always recommend a professional pre-listing cleaning service as well as having any carpeted areas professionally cleaned

• Make sure to open curtains completely and let in as much natural light as possible

• Pre-pack as much as possible from all storage areas, closets and common areas, with anything remaining being neat/tidy/organized — utilize the garage and lower level storage closets

• Make sure all evidence of pets is removed and/or tucked away

Living Room

• Remove chaise lounge from TV area

• Pull sofa forward 3-4 inches

• Bring coffee table closer to center of rug

• Style shelves/console table area - we recommend 1-3 items or clusters of items per shelf

• Place a couple coffee table books on the coffee table

Kitchen

• Completely clear countertops

• Place wooden bowl with green apples on kitchen island

• Remove personal items from work-station area

• Remove dog kennel

• Style bar area per our discussion (3-5 clusters of glassware/decor per shelf)

• Clear entry area of personal items and completely clear items off of hooks

Bathrooms

• Tuck away all personal items, including toiletries/towels you use regularly

• Completely clear off all surfaces

• If possible add a small potted plant to the bathrooms

Primary Bedroom

• Remove dog beds

• If possible-remove dresser

Lower Level Living Area

• Remove sling chair

• Clear entertainment center

• Simplify/organize bookshelf area in bunkbeds

• Place the matching throw pillows on bunkbeds that we discussed

Office Area

• Pack all personal items

• Clear desk surface as much as possible

• Remove space heater

• Remove mat under desk chair

Bedroom 1 (bunkbeds)

• If possible - remove dressers leaving only desk area

• Center desk on wall

• Clear as many toys/personal items as possible

• Make beds so they are simple and clean

• Remove the sofa and coffee table from the bedroom; Remove the extra boxes from behind the cabinet and push the cabinet back into the corner

• Put the blue/gray storage chest at the end of the bed (where the sofa was)

Bedroom 2

• Remove personal items

• Completely clear personal items
