Staging Notes

2425 Miner Street, Idaho Springs

Overall

  • Pre-pack as many of your personal items as possible

  • Anything remaining in closets/cabinets should be as neat and tidy looking as possible

  • Remove all evidence of pets (dog bowls, leashes, dog food, etc.)

Living Room

  • Remove chair

  • Place a plant in front of the internet box/cords

  • Clear our everything from under the stairs

  • Remove the items from next to the stove, even the charcoal, to ensure it looks nice and open

  • Remove everything from the top of the tall cabinet

  • We didn’t talk about this, but it might be worth trying to center the entertainment center between the two sconces (if this ends up being really awkward looking, you can ignore!)

Dining Room/Kitchen

  • Fold down the ends of the table and leave only the two chairs with the arms

  • Remove trash cans

  • Push the bar stools a little closer together

  • Remove everything from the counters (including small appliances) and from the bottom of the island

  • Remove the mirror (I don’t think there’s a place where it ended up making sense upstairs)

  • If you have any matching bowls or plates, it could look cute to style them on the open shelving

  • Remove everything from the shelving in the laundry room as well, leaving only 1-2 items per shelf

Bathrooms

  • Tuck away all personal items, including toiletries/towels you use regularly

  • Remove all rugs and bath mats

  • Completely clear off all surfaces

  • Consider getting some new, white towels to give the feeling of a hotel

  • Remove the shelving unit from the upstairs bathroom

Primary Bedroom

  • Remove the TV and wall mount

  • Replace the dark out curtains with the lighter curtains that match the other windows

  • Consider purchasing a plain white comforter to help minimize how large the bed looks

  • Leave the nightstands (shelves), simply add a plant to the one with nothing on it

  • Remove the black shelving unit

  • Move the dresser over so it’s centered under the window

Secondary Bedroom

  • Remove everything but the day bed and the dresser in the little cubby

  • Move the desk into the office

Office

  • Remove as much of the little furniture as possible

  • Bring the desk from the extra bedroom in and place them side-by-side (with a little space between)

  • Bring up the other two matching dining chairs

  • Leave as little as possible on the desks

  • Consolidate the lizard items as much as possible

Outdoors

  • Center the dining table and chairs in that area

  • Move the fire pit over to the other little concrete/brick pad

  • Move the bench to the left of the door and place the two outdoor chairs under the window tot he right of the front door
