It was so nice meeting you yesterday! Below are the notes from our consultation so you have everything in one place and can use this as your checklist. Feel free to reach out with any questions as you’re getting it all ready. Best of luck with the big move!

Overall

  • Remove wall decor with any phrases or religious references

  • We always recommend a professional pre-listing cleaning service as well as having the carpeted areas professionally cleaned

  • Remove any bath mats, entryway mats or anything covering the floors

  • Make sure to open curtains and let in as much natural light as possible

  • Pre-pack as much as possible from all storage areas, closets and common areas, with anything remaining being neat/tidy/organized

Entry

  • Remove all small items from the front porch/entryway leaving only the chairs and table

  • Thin down entry closet to just a few coats and essentials

Dining Room

  • Pre-pack all the personal items from this room.

  • Consider handing a piece or art or a mirror on the far wall to draw the eye to the furthest point in the room upon entry

  • Re-hang the mirror above the console table

  • Remove the table runner and leave only the centerpiece on the dining table

Living Room

  • Put the wooden crates back in so they can be used to tuck away all the internet cords

  • Remove everything from the mantle except for the candlesticks

  • Purchase a faux plant for the mantle as well

  • Consider switching the large and small couches

  • Place the recliner (angled in) next to the small couch — the goal of this is to ensure the room feels open and there is an open path in the middle

  • Place the tv trays on either side of the large couch

Kitchen/Dining/Laundry Room

  • Completely clear shelves and counters (including appliances such as coffee makers), with the exception of 2-3 items — I’d recommend leaving some of the white canisters since those will photograph well

  • Remove everything from the front of the refrigerator

  • Remove curtain from the window above the sink to let in more light

  • Shift the table/chairs over a bit closer to the living room

  • Remove the runner from the table and leave the centerpiece

  • Pre-pack all personal items

  • Place trash can next to the washer/dryer

  • Remove rug from the laundry room

Office

  • Remove all personal items

  • Remove purple chair from the corner

  • Leave only the necessary items on the desk

  • Remove the wall decor with the quote on it from above the desk (if you have anything to replace it with, you could do so)

Bathrooms

  • Clear all personal items, even including the toiletries in the shower

  • We would recommend adding some white towels (the new blue ones you have will work since they’re new) and a small faux planter to each bathroom


Primary Bedroom

  • Remove the wall decor from above the bed (if you have anything to replace it with you can do so)

  • Remove all personal items from the room and make sure the nightstands are cleared off

  • I’d recommend placing something on each nightstand (either matching plants, lamps, etc.)

Secondary Bedrooms

  • Setup the bed and nightstands again in the first room

  • Either leave the remaining two rooms completely empty or choose one of them to neatly stack boxes of items you’ve packed (in case you run out of room in the garage)

Basement

  • Pre-pack all personal items (consider using the closet in the bedroom or tucking away your son’s clothes somewhere out of the main room

  • Move the sofa to the other wall

  • Make sure the bunk beds are neatly made, with most of the stuffed animals packed away

  • Make sure to open the curtain behind the bunk beds to let in light
