Overall

  • Remove wall decor with any phrases or religious references

  • We always recommend a professional pre-listing cleaning service as well as having the carpeted areas professionally cleaned

  • Remove any bath mats, small rug, entryway mats or anything covering the floors

  • Make sure to open curtains and let in as much natural light as possible

  • Pre-pack as much as possible from all storage areas, closets and common areas, with anything remaining being neat/tidy/organized — utilize the garage, the space under the stairs and laundry room in the basement as storage areas

  • Make sure all evidence of pets is removed and/or tucked away

Entry

  • Remove all personal belongings from the wall hooks

Living Room

  • Remove the tables that are on either side of the fireplace, which will allow the remaining furniture a little more room to spread out, which will help make the room look and feel larger

  • Clear off mantle

  • Tuck away TV remotes

  • Only the lamp should remain on the table between the two chairs

  • Remove everything but the clock from the top of the TV cabinet

  • Remove the small rug in the area between the living room and the kitchen

  • Remove the blanket from the railing

Kitchen

  • Remove rug

  • Remove island

  • Remove all dog food, bowls, leashes, etc.

  • Completely clear off counters with the exception of 1-2 items

  • Extra credit: Clean out and organize the refrigerator

  • Clear off top of refrigerator

  • Pre-pack some of the e items in the cabinets with glass doors, and make sure remaining items are nicely presented/organized

  • Extra credit: Clean out and organize the refrigerator

Dining Room

  • Remove leaf from the dining table to help show the size of the room

  • Table should be completely cleared off (including the runner)

  • Pre-pack the majority of the items from the hanging shelves, leaving only 2-3 items per shelf

  • Remove rug at back door

Bathrooms

  • Tuck away all personal items, including toiletries/stools in shower

  • Remove any bath mats

  • Completely clear off all surfaces

Office

  • Remove map, flag and black cabinet from the wall

  • Remove the rug

  • Move the desk to the wall with the window, but position to the left of the window

  • Remove the bookshelf with the printer

  • Remove or pre-pack as much as possible from the top of the desk — ideally it’d either be totally clear off or 1-2 items remaining (i.e. computer)

  • Leave only one other piece of furniture in this room (consider using the table from the basement)


Primary Bedroom

  • Remove the bookshelf (right next to the doorway) and TV

  • Clear off dresser

  • Remove vanity

  • Add 1 piece of decor to each shelf in the corner to help draw the eye to the further point in the room

  • Bonus points: If you aren’t taking the dresser with you, I’d recommend selling it and pre-packing the clothes

  • Remove the art from between the curtains and the bathroom

Secondary Bedroom

  • Pre-pack all personal items, including the shredder

  • Remove all evidence of pets

  • Tidy up the bed

  • Remove the nightstand to the right of the bed

  • Remove the blanket and pillow from the accent chair

Basement

  • Remove all items from the stairwell (except for the piece of art on the wall

  • Remove everything from the first room except for the ping pong table

  • Remove curtains

  • Pre-pack and store away as much as possible from other areas of the basement

  • Remove the sofa and coffee table from the bedroom; Remove the extra boxes from behind the cabinet and push the cabinet back into the corner

  • Put the blue/gray storage chest at the end of the bed (where the sofa was)

Back Patio

  • Remove rug

  • Remove everything but the table (with the grill), four chairs, storage shelves and grill

  • Make sure all pet evidence is removed
