Staging Notes

Overall

  • Remove family photos and any wall decor that includes names or sayings

  • Pre-pack as many of your personal items as possible

  • Anything remaining in closets/cabinets should be as neat and tidy looking as possible

Living Room

  • Pack away all the candle making materials and table

  • Pull the couch in off the wall a bit

  • Put the recliner in the corner to the left of the fireplace

  • Move the blanket holder to the corner where the recliner was

  • Remove everything but 1-2 items of decor on the mantle

  • Remove everything from the shelf to the left of the mantle and place a plant (such as this) there

Dining Room

  • Center the table in the middle of the room

  • Pare down some of the coffee/whiskey decor

  • Hang something on the wall above the coffee/whiskey cabinet

  • Tuck away trash cans for pictures and showings

  • Remove the calendar

Kitchen

  • Take everything off the refrigerator

  • Clear off all surfaces with the exception of your utensil holder (with only a few items in it) and one other decorative item

  • Clean out /organize refrigerator

Bathrooms

  • Tuck away all personal items, including toiletries/towels you use regularly

  • Remove all rugs and bath mats

  • Completely clear off all surfaces

  • Consider getting some new, white towels to give the feeling of a hotel


Office

  • Remove the table under the window

  • Move the desk along the far wall over so it’s directly across from the other one

  • Clear everything off the desks but the computers and 1-2 additional items

  • Remove the shelf from behind the door

Bedroom

  • Move the bed (and art) to the wall we discussed

  • Remove dresser

  • Pull down all other art

  • Consider getting a white comforter or quilt to help make the room look larger

  • Consider replacing the nightstand with something a bit smaller (below are a few options)
