It was so nice meeting with you today! I’ve compiled the below notes to give you a punch list ahead of getting your home on the market. It’s such a great home and I think these small tweaks will really help showcase the best parts.

Overall

• De-clutter and pre-pack as much as possible

• Remove any plants that aren’t used for staging or on plant stands

• Remove all evidence of pets including dog bowls, leashes, etc.

• De-personalize any areas as much as possible

Office / Spare Bedroom

• Remove all extra pieces of furniture from the room

• Center bed underneath window

• If you have a spare side table feel free to put one next to the bed and put a small plant on it

• If possible, clean out closet

Main Floor Bathroom

• Completely empty everything from the room

• Paint in the neutral color we discussed

Living Room (Fireplace Room)

• Remove everything but the following:

  • The sofa

  • Leather chair

  • Tall plant that was in the hallway

• Move sofa so it faces the fireplace

• Move chair so it is angled out from the corner on the left side of the fireplace

• Bring small ottoman from other living room and place it in front of the sofa

• Put tall plant in the corner near the window

• Move mirror to centered above fireplace

Kitchen

• Remove all personal items from the counter spaces

• Remove all floor mats

• Take down window vallance

• Curtains and blinds can stay

• Place one small aloe plant on the counter for some greenery

• Remove all extra plants

Dining Room

• Move dining table to center of room underneath light fixture

• Place a small plant in the center of dining table

• Move corner cabinet from the living area to the left of the window

• Remove all other items from the space

  
  

Living Room (Near Entry)

• Remove everything but the sofa and coffee table

• Position sofa in the space where the piano is currently

• Place a small plant on the coffee table

Basement

• Remove all personal items and paint in neutral color

Primary Bedroom + Bathroom

• Remove all personal items

• Paint in neutral color

• Remove window treatments

• Remove hooks from hammock

• Remove all items from bathroom and closet

Remaining Upstairs Bedrooms + Bathrooms

• Remove all personal items

• Paint in neutral color

• Remove curtains

• Leave blinds intact
