Overall

• Remove family photos or any personal items from the common areas

• We always recommend a professional pre-listing cleaning service as well as having any carpeted areas professionally cleaned

• Make sure to open any curtains/window coverings completely and let in as much natural light as possible

• Make sure all evidence of pets is removed and/or tucked away

• Pre-pack as much as possible

• Anything remaining in closets/cabinets should be as neat and tidy looking as possible

Living Room

• Remove everything but the following items:

  • Sofa

  • Media console

  • Coffee table

  • Rug

  • Floor lamp

  • Dide table

• Move sofa to TV wall

• Move media console to wall where dresser and shelving unit currently are

  • Place 1-2 decorative items on media console

• Remove curtains and curtain rod

• Replace everything in the bay window with the white trunk from the kitchen (leave a few plants on top)

Kitchen/Dining

• Completely clear countertops

• Layer 2 cutting boards behind stove

• Place 1 plant on counter

• Clear out everything from dining area except dining table and plant for the center of the table

  • Move table closer towards overhead light fixture (centering it in the room)

Bathrooms

• Tuck away all personal items, including toiletries/towels you use regularly

• Remove all rugs and bath mats

• Completely clear off all surfaces

• If possible add a small potted plant to the bathrooms

Primary Bedroom

• Remove dog bed

• If possible, pre-pack as many clothes as possible and remove dressers

• Clear nightstands completely

• Remove everything from walls excluding the art above the bed

• Leave wicker chair in corner

  
  

Secondary Bedroom 1 (larger room)

• Place daybed on the back wall facing toward the door

• Remove everything else but the shelving unit to the left of the window

  • The décor here looked great and could either be left alone or just pared down a slight bit more

Secondary Bedroom 2 (Office)

• Place desk on wall that daybed was on

• Clear desk surface as much as possible

• Remove space heater

• Remove mat under desk chair

Patio Area

• Stage chairs as you planned to

• Remove any extra items (i.e. folding chair, bags of soil, pet toys)

• Coil hose neatly for photos
