Staging Notes

5903 Wellington Road, Boulder

 

Overall

  • Remove family photos and any wall decor that includes your family’s name

  • Pack away all extra kid items

  • Make sure all evidence of pets is removed and/or tucked away

  • Pre-pack as many of your personal items as possible

  • Anything remaining in closets/cabinets should be as neat and tidy looking as possible

Front Living Room

  • Remove the accent chair that’s closest to the dining room

  • Remove side table to the right of the sofa (can be used in basement)

  • Remove blanket and a few of the pillows from the sofa

  • Remove the planters in the corner of the room (by the bar) and repurpose in other rooms

  • Move the bar so it’s under the piece of wall art in the corner to open up the pathway; Simplify the bar decor a bit

Kitchen / Dining

  • Scale back on the bookshelf decor, leaving roughly 1-2 items per shelf

  • Remove the place settings and utilize one centerpiece in the middle of the dining table

  • Remove all kid seats/stools from the kitchen

  • Remove everything from the counters with the exception of some layered cutting boards behind the stovetop and a bowl of something uniform in color (limes, lemons, green apples, etc.)

Informal Living Room

  • Switch orientation of the rug

  • Pull the sofa and console tables in off the wall

  • Utilize the additional side table in the basement

  • Leave only a few items styled on the console table

  • Try to center the coffee table so it’s aligned with the fireplace

  • Move chair and side table to the corner of the room (to the left of the fireplace)

  • Pull the larger planter in a bit to let a little more light shine through the window

First Floor Office

  • Change the orientation of the desk

  • Remove dog bed

  • Remove the love seat and replace with one of the planters

  • Consider adding some art to the blue accent wall

  • Remove everything from the desk and place a few decor items (lamp, little plant, etc.)

Bathrooms

  • Tuck away all personal items, including toiletries/towels you use regularly

  • Remove all rugs and bath mats

  • Completely clear off all surfaces

  • If possible add a small potted plant to the bathrooms

  • Consider getting some new, white towels to give the feeling of a hotel

Primary Bedroom

  • Make sure bed is centered between the two windows

  • Remove the dresser to the left of the bed

  • Remove the lamp from the corner

  • Remove the hamper from the right of the bed

  • Leave only 1-2 items on each surface

  • Remove the hamper by the mirror and replace with one of the planters from the living room


Nursery

  • Remove the following items:

    • Dog bed

    • Fan

    • Hamper

    • Padding on the crib

    • Lamp (can be used in the basement office)

    • Wall decor with baby’s name (maybe find something to replace that item with to keep the balance)

  • Push the chair back a little more into the corner

  • Leave only 4 books per shelf

  • Pack away some of the items in the changing table area leaving one neat stack of clothes or items per shelf

Playroom

  • Repurpose this room as a bedroom

Basement

  • Utilize extra furniture from the other areas of the house to create two living zones — thinking the day bed from the playroom could be used in the bar area and the floor chairs could be used in the corner space

    • As I mentioned, feel free to call text/call/FaceTime with any questions as you’re trying different solutions

  • Add bar stools

  • Add art behind the exercise equipment to draw the eye to the furthest point in the room and make that area feel more complete; You could also consider adding a little table with rolled-up white towels in that space

  • Remove the shelves from the hallway

Basement Office

  • Remove shelves

  • Re-orient the desk so the feature wall is behind it

  • Move chair and art to the corner with the bump-out

  • Remove everything from the desk and place a few decor items (lamp, little plant, etc.)

Back Deck

  • Move the rug that’s under the dining table to the seating area

  • Move grill into the garage

  • Remove table and fire pit covers for pictures and showings
