Overall
- Remove family photos or any personal items from the common areas 
- We always recommend a professional pre-listing cleaning service as well as having any carpeted areas professionally cleaned 
- Make sure to open any curtains/window coverings completely and let in as much natural light as possible 
- Make sure all evidence of pets is removed and/or tucked away 
- Pre-pack as much as possible 
- Anything remaining in closets/cabinets should be as neat and tidy looking as possible 
Living Room
- Remove everything but the following items: - Sofa 
- Coffee Table 
- Rug 
- Large piece of art for over the back of the sofa 
 
- Move sofa to the wall that is shared with the fireplace so that it faces the front door 
- Fireplace area: - Remove kids toys 
- Remove desk 
- Remove décor from shelf above fireplace and place one or two décor items there 
 
Kitchen/Dining
- Completely clear countertops 
- Any open or exposed shelving should be cleared 
- Remove water jug system and pet dishes 
- Pull up kitchen mats 
- Place dining table in center of dining area with plant in the center of it 
Bathrooms
- Tuck away all personal items, including toiletries/towels you use regularly 
- Remove all rugs and bath mats 
- Completely clear off all surfaces 
- If possible add a small potted plant to the bathrooms 
Primary Bedroom
- Remove everything but bed and nightstands 
- Remove window coverings 
- If possible, purchase an inexpensive white comforter for all the beds 
- Remove all art excluding mirror 
Secondary Bedroom (Queen Bed)
- Remove desk/work station 
- Position pillows on bed to make it look like a daybed per our discussion 
- Remove standing mirror 
- Remove personal items and clear surfaces 
Secondary Bedroom (Kids Room)
- Move crib to wall where black wall hanging is hung 
- Move wall hanging above crib 
- Remove everything else in the room 
Basement
- Based on our conversation regarding the layout, it is our recommendation that you completely clear the lower areas and leave it vacant
