Overall

• Remove family photos and any wall décor that includes family names

• Clear surfaces except for 1-2 décor items per space

• Pre-pack as many of your personal items as possible

• Anything remaining in closets/cabinets should be as neat and tidy looking as possible

• Remove window coverings where possible to allow as much natural light in

Main Level Living Room

• Move sofa to wall that is shared with staircase

  • Move coffee table and rug in front of sofa

  • Move chair to the corner we discussed

• Everything else can be removed

• Place a small plant on the coffee table

Kitchen / Dining

• Scale back on the shelf decor above table, leaving roughly 1-2 items

• Remove furniture near the door

• Pull dining table out from the railing a little

• Clear counter spaces and above cupboards

Upstairs bedrooms

• Either make rooms completely vacant OR:

  • Move bed to larger bedroom

  • Remove everything from walls

  • Leave nightstand next to bed but remove vanity

• Ensure white bedroom is vacant

• Remove pet photos and furniture from hallways

Lover level living room

• Change the orientation of TV, Sofa, and rug

• Remove all other furniture other than the chest and chair we discussed

• Clear TV stand except for 1-2 decor items

Bathrooms

• Tuck away all personal items, including toiletries/towels you use regularly

• Remove all rugs and bath mats

• Completely clear off all surfaces

• If possible add a small potted plant to the bathrooms

• Remove extra furniture from lower level bathroom

Basement

• Based on our conversation it is our recommendation that you present the basement in a completely vacant state.
